New Construction Homes

Your complete guide to buying a new build — from contract to punch list.

Why Hire an Agent for a New Build?

Even when buying a newly built home, having your own real estate agent can be valuable. The builder's sales representative works for the builder, while your agent represents your interests. A Realtor® can help you understand contracts, negotiate pricing or incentives, review upgrade options, coordinate inspections, and guide you through the construction and closing process. Their expertise can help you make informed decisions and avoid costly surprises.

The New Build Process

  • Pre-construction: lot selection, floor plan, and contract review
  • Design center appointments and upgrade selections
  • Foundation, framing, and rough-in inspections
  • Pre-drywall walkthrough with your agent
  • Final walkthrough and punch list completion
  • Closing day and key handover
